Meet Carolyn Anderson

And Raise Your Expectations
Whether or not you have
met me, already know me, or someone you trust has referred you to me, I hope
you will find the following information helpful.
The recommendations of my past
clients were written by people, who were once just like you, trying to
decide who could best help them with their real estate transactions.
Sincerely,
Carolyn
Why I chose Real Estate As
my Profession
The answer to this question
is—people. I like people. I like helping people make wise and rewarding real
estate decisions.
My
favorite subjects at Boston University , where I received my BS, were
sociology and psychology. While getting my Masters in Social Work at
Columbia, I was trained to listen carefully and to understand the dynamics
of relationships. Negotiating, which is an essential part of real estate, is
a skill my training and understanding of people helped me to perfect.
My interest in art,
architecture and design inspired me to complete the interior design course
at the New York School of Interior Design. I continued my studies passing
the 2-day exam given by ASID for professional membership. I designed a
number of Greenwich residences and restaurants, as well as furniture. The
desk I designed for the US Treasury is currently being used by the Secretary
of the Treasury. It has two secret drawers which every Secretary upon
finding, leaves a note for future successors.
My interior design experience
led me to the renovation of houses. My passion for real estate emerged. I
purchased and renovated a number of homes in the Greenwich area, as well as
building a 7,000 sq. ft. spec. home which sold in 5 days. While renovating
homes, I attended school , obtaining both my Real Estate Appraiser’s license
and my Real Estate Broker’s license.
Being
a Realtor is the perfect combination of my interests and talents. It gives
me great satisfaction to use my expertise to help others. I have been
happily helping others with their Real Estate investments for the last 20
years.
For the last 8-years I have
been elected by my real estate peers to be on the Board of Directors of the
Greenwich Association of Realtors and of the Greenwich Multiple Listing
Service. Recently I was elected president of both boards.
What makes me so successful
at Real Estate
Ethics
I take pride in my ethics. In
every company meeting, we end with a case study illustrating ethical
responsibilities. The real estate community, as well as our clients, know
this. Because of my experience and because of my fairness, I have been
repeatedly elected to the Board of Directors of the Greenwich Association of
Realtors by my peers. Realtors prefer to negotiate with people they trust.
Popularity and respect translate into a benefit for my clients.
"I
want to thank you so much for your professionalism and your encouragement
throughout the whole selling process. It was a privilege to have been
working with you. It was great to work with such an honest and caring
person. Thank you again. You have been a shining light."
Creative Marketing
I was named the best Realtor
in Fairfield County by a readers survey. During a statewide contest, my
company won three out of five first place marketing awards. Not only has my
innovative marketing won praise and respect from fellow Realtors as well as
awards from a number of sources, it has also sold homes.
"Thank you for your super ads, great copy and wonderful use of photos.
Without your imaginative efforts we would not have sold the house and
property as well as we have. We are truly grateful for all of your help.
Your beautiful photos will keep alive the lovely memories of 50 years
growing up there."
Careful Pricing
I have been a full time
Realtor, living in and specializing in Greenwich, for over 20 years. I
understand the market. I was a licensed real estate appraiser for over 10
years. While most agents commonly run a quick MLS search, my team and I have
the expertise to extensively research the market. We take into account the
inventory of homes on the market, the absorption rate, homes which did not
sell, market trends and my knowledge of the comparable homes to develop an
accurate listing price.
“
Throughout the
process you and Amy both demonstrated superior insight, skill and talent -
with your market assessment, your proposal, your strategy and your
execution. You anticipated and managed every detail. The result was a final
offer that was 15% higher than your closest competitor’s “stretch” listing
price - all within 3 days of hitting the market. Does it get any better than
that?

Communication
We feel that constant
communication is important. We are happy to adapt to the style your prefer:
voice mail, email, phone discussions or meetings. Our phone is answered by a
live person. In addition, on week days my assistant always knows how to
reach me. She can also help you with any questions. Your questions and
suggestions are extremely helpful. We want to hear from you.
"I
would like to thank you for your excellent work in selling my mother's house
and for keeping us posted so well on its progress."
Staging
I am a licensed, experienced
interior designer. I have taught courses in improving a home’s value. I can
help you decide if a repair or improvement is really worth the money. I can
help you present your home’s best face to the buyers.
"I
just want you to know how very much I appreciate all of the help you gave me
in selling my sister’s condo. Your expertise was invaluable. I am especially
grateful for your generosity in sharing with me your outstanding skills as
an interior designer in preparing the condo for sale. When you were finished
the condo was a showplace.”
Skillful Negotiating
I have a degree in psychology.
I am trained to understand people. I know when to be calm and when to be
demanding. I have been able to practice my negotiation skills many, many
times over the last 20 years. I am known in the industry as a tough, but
honest and fair negotiator.
“Carolyn,
we are so thankful for your outstanding support. Not only was your advice
essential to finding the right buyer, your warm style and full dedication
was unmatched. Birgit, Hannah, Lena and myself are very happy having had you
on our side. Thank you so much again. In case the good winds will one day
bring us back to Greenwich (which you know is very close to our hearts), we
certainly will knock on your door.”
Caring
I care about the people I
represent. I want to make the transactions as easy and free of stress as
possible. My Clients become lifelong friends.
“Thank
you so much for all of your help with our lot and house. We appreciate all
your help and feel so fortunate to have you as our Realtor and friend!”
"I
would like to thank you for all your help in selling our home. Your caring
made it very easy.”
A Good Real Estate Team
Matters
Most real estate agents work
alone, performing dozens of tasks required to complete a transaction. Almost
no one has the time to do everything well. I am fortunate to have a superior
staff as well as a full time assistant - a highly qualified, licensed
Realtor. Moreover, all of the Realtors in the Anderson Associates firm, work
together in a team approach. It is important to all of us to make sure the
clients of the firm are well served.
My Life outside of
Real Estate
I
am married with two children and our Jack Russell terrier, Daisy.
When I married Jerry, I
also married Greenwich. This was the town my Texas born husband adopted as a
boy going to Brunswick School in Greenwich. Jerry was away from Greenwich
only long enough to go to Harvard for his BA in economics and then Columbia
for an MBA and JD. When we were both Columbia students, living in
International House, a friend from Greenwich introduced us. After we
finished our degrees and married, we never considered any other community.
We moved to our home on Clapboard Ridge where we still live and enjoy the
many town resources. Jerry is serving his fourth term as an elected member
of the
Representative Town Meeting (RTM).
With
my children well established, my full energy is devoted to Greenwich Real
Estate. Recently, while driving with my daughter, I told her I was not going
to talk about real estate. After about 3 minutes of silence, Cheryl said
“lets talk about real estate” and we started a lively conversation.
Greenwich was the perfect place to raise our children. Both children were
born in Greenwich and thrived in the public school system, which launched
them into good schools and successful careers.
Cheryl received her BA from
American University, studied pre-med at Harvard and graduated from the
National College of medicine as a naturopathic doctor.
She
lives near Boston with her husband, Tod, a product manager at Cisco and
their young daughter, Morgan - my adorable granddaughter.
Clifford, graduated from
Kenyon College. He received his masters at the Harvard Divinity School and
his PhD in Theology at Princeton Seminary. He is presently curator of
Special Collections at the Princeton Theological Seminary Library. His wife,
Rosanna, is a Presbyterian minister.
Daisy got her certificate from
Ken Berenson’s Obedience School.
When
I am not involved in Greenwich Activities, I like to garden, bicycle, ski,
cook, write recipes (Several years ago I published The Complete Book of
Homemade Ice Cream and I am presently working on a book of menus). I am
thrilled to have just published a book about an important American artist,
Ruth Ray. I had a deep friendship with Ruth and Ruth shared with me
information about her life and her paintings.
http://www.ruthrayartist.com
My favorite vacation was a
two-month family bicycle trip from Nice to Barcelona.

My favorite
place to go is our family farm
in Indiana. The farm is active, growing corn and soy beans. It has been in
our family since land-grant days.
My Clients Feel Immediately
At-Home in Greenwich
Writing
the
Guide to Greenwich makes me constantly aware of the many
fun things to do in our town. The guide started out as a helpful booklet for
our clients and has grown into a 400 page book with over 5,000 copies sold
each year. It is now “My Duty” to know all of the best places to shop and
eat.
Volunteers are the Heart and
Soul of our town. When asked, “What makes Greenwich Special?’
the answer - Volunteers! Greenwich has a wealth of Volunteers committed to
making life in our town the best it can be. Caring about our neighbors,
sharing our time and our talents is our town’s strength and our bond.
Recently
a newcomer to town asked me, “I like working with children, where can I
volunteer?” That sparked the plan to design a book - The
Greenwich
Guide to Volunteers- around interest groups. If you enjoy
working with children, flowers, seniors, sports, politics or any number of
interests, a volunteer group is eagerly waiting for your call. Volunteers
join organizations to give and soon discover they are receiving more than
they ever imagined. I feel doubly rewarded when I discover residents I have
helped move to Greenwich are now volunteering their time and talents.
Newcomers who join volunteer groups readily feel at home in our town and
join the insiders who know volunteering is a Greenwich way of life.
